Plaza Deck Restorations
Plaza Decks in Need of Repair
A plaza or recreation deck can be any supported slab that includes green-scape, planters, and space for either vehicles or people to move. Most plazas have a concrete structural deck, a membrane for waterproofing, insulation, and a slab system on top or pavers. Because plazas are exposed to the elements as well as heavy pedestrian traffic, they can show signs of wear after just a few years of use.
The pavers might need repairs or replacement, and the waterproofing membrane can begin to fail, making the plaza and possibly interior spaces susceptible to water intrusion. The concrete begins to deteriorate and mold can form. Damage to the structure will only become more extensive and costly to repair as time goes on, so it’s important to take action as soon as a problem becomes evident.
Split Slabs
Unlike solid-slab decks that have a single concrete element performing the roles of both the structural support and traffic surface, a split- or sandwich-slab deck has a structural supporting slab over which a topping slab or wear course is installed to withstand direct traffic contact and weathering.
Separating these two components is a waterproofing membrane applied directly to the structural slab. Because wearing slabs often crack or become compromised allowing water intrusion, split-slab design separates the waterproofing function from the traffic-bearing function.
The waterproofing membrane is buried and thus less likely to experience wear and tear. Should any water penetrate the wear course through cracks, joints, or perimeters, it is caught by the buried waterproofing membrane where it can be directed to drains.
Correct Installation and Maintenance
In order for a deck to look its best and be durable, it needs to be properly installed and maintained. The waterproofed layer must be protected from temperature extremes, ultraviolet radiation, and mechanical damage.
