When a commercial or residential structure is built, a waterproof coating should be applied to the foundation. That waterproof membrane is designed to keep out moisture and prevent condensation caused by dampness from the soil below ground. It’s especially critical in environments with a high water table.

Foundations are made of poured concrete, which often has imperfections. Concrete by itself is not designed to be a waterproof material. Without a waterproofing membrane, gaps and cracks can allow water vapor and moisture to seep into basements and below-ground spaces.

  • Install a drainage mat that reduces hydrostatic pressure and draws water down and away
  • Repair cracks bigger than ¼” with injection grout
  • Apply a waterproof membrane to protect the concrete foundation
  • Install footing drains to move water away
  • Install an interior French drain system (if necessary)

Based on the condition of your foundation and the potential hydrostatic pressure and environmental factors, we will recommend a material for the waterproofing membrane. We use products such as sheet waterproofing membranes, drainboards and dimpled membranes, and protective waterproof coatings.
